Quick reminders from the last meeting:
If you are going to finish an attic space the locality may require that you have an engineer certify that the existing first floor walls in an existing two story structure are capable of supporting the additional weight. Finishing the attic will create 2 floors and a roof being supported much as we now view basements in new construction. Another aspect of this is that you are not creating a 4 story structure which would lead to greater problems. Check with the locality about finishing the attic before you get stuck with a bill from the engineer.
Also, with the sill height requirement of less than 18″ above the floor and the exterior grade more than 6′ below the sill that a guardrail be provided could come into play with a second floor or attic level remodel/addition that the client has asked for a window box. The locality may require this guardrail so don’t get caught having to explain to your client at the end of the project why they have to look through bars from their beautiful new window seat.
Sun-rooms can be a whole other issue…
